Our underwriting utilizes stric, conservative criteria to ensure strong investor returns despite potential haedwinds in the economy. Premilinary projections are 10-13% average yearly cash-oncash returns for passive investors over a 5-7 year hold period.

- More than one acre of land for additional development. We will see if the opportunity comes at the right time, including labor/material cost, interest rate, and etc. this increase isn't included into our proforma finances.
- Economies of scale by proximity to our existing portfolio. We currently manage two other senior housing businesses in the same greater market.
